How to link to our worksheet & calculator.

This worksheet will calculate the Sellers proceeds on close or the purchasers funds needed to close based on the information you provide.

  1. You will need Microsoft Excel 97 or later installed on your computer; however some early versions of Excel 97 may not work properly.

If you do not know the version of Excel you have on the computer do the following;

  • Start Excel

  • Click on Help on the top Menu in Excel

  • On the drop down menu, click on About Excel

  • On the popup window the top line should have the version of Excel on your computer.

  • Click on OK

  1. In Excel 2000 or later you need to have the Security Level set to Medium or Low.  If you are not sure about your settings do the following;

If you know your version of Excel you can set the security settings automatically by following the instructions below or set it manually.

  • Make sure Excel is closed before continuing.

  • Click on the link that corresponds with your version of Excel.

2000 (aka 09)     2002 (aka XP or 10)    2003 (aka 11)

  • A File Download - Security Window will pop-up

  • Click on the Run button

  • A popup window will ask you to confirm that you want to add the information to the registry.

  • Click Yes.

  • Another popup window will confirm that the registry was updated successfully.

  • Click OK.

You are now ready to use the worksheet or calculator.

If the worksheet does not work properly after setting the Security Settings automatically, close Excel, then

Set the security settings manually

  • Start Excel

  • Click on Tools on the Menu bar.

  • On the drop-down menu go to Macro then on the pop-out menu click on Security.

  • Click on the Security Level tab if it is not already selected.

  • If the Security Level is set at High, select either Medium or Low.  However I would suggest you select Medium.  It is much safer than Low.  Then you will have the option to enable Macros when needed.

  • Click on OK once your selection has been made and Close Excel.

IF YOU CLICK ON THE LINK TO THE WORKSHEET WITH THE SECURITY SETTINGS ON HIGH, THE PROGRAM WILL NOT WORK.

  1. To start the program, click on the Worksheet of Calculator link.
  • If you get a File Download window, click on the Open button.

  • If you have your Security Level set to Medium, a Microsoft Excel window will pop-up, click on the Enable Macros button.

  1. If you start the worksheet from a dial-up phone, it will be slow loading and may take several minutes to start.

  2. Our Privacy Policy will be displayed along with a disclaimer.  You have to agree with the terms to continue.

The following are some things to be aware of when you use the Worksheet.

There are three pages to the worksheet.

  • Page one is the options page.  You select the options you want.

  • Page two is the input page.  You enter the information and amounts for the calculations.

  • Page three is the output page formatted so it can be printed.

If there is a Real Estate Commission involved you can enter the amount three different ways.  For example on a $100,000.00 sale that has a 6% commission, you can enter any of the following;   6  or  .06  or  6000 

  • All of the above examples will calculate the commission correctly.

You can enter the Down Payment using the same format as the Real Estate Commission.  A 20% down on a $100,000.00 sale can be entered as;   20000  20  or  .2

If there is a Loan Discount, Points or Loan Fee being charged by the lender, you can enter the value the same as for the Real Estate Commission.  For example on the same $100,000.00 sale with a $20,000.00 down payment and a one and a half point discount, the following examples work;   1.5  or  .015  or  1200.

  • In the above example, if you entered an amount as .015 the worksheet will change the .015 to .02 because of formatting, however the calculation will be done using .015.

You do not have to enter commas, decimal-points, percent or dollar signs in any of your inputs.  The only exception is if there is a fraction of a dollar involved.  Then you have to enter the decimal-point and amount.

The worksheet should be self explanatory and easy to use.  If you are not sure, don’t be afraid to experiment.  There are many explanation windows and pop-up windows to help guide you through the worksheet.

When you close the window you will be asked if you want to save the file.  Select No.

If the Worksheet quits working properly, try closing it then reopen it.
